White Mountains Real Estate | Spring 2026 Market Update

The numbers coming out of the White Mountains this spring tell an interesting story, and it's one worth understanding whether you're buying, selling, or simply keeping an eye on the market up here.

Inventory has grown across Show Low, Pinetop, and Lakeside compared to this time last year, and homes across the broader market are averaging closer to four months to find their buyer. That means buyers have more choices and more room to negotiate than they've had in years. List prices in the Show Low area are trending in the mid-$400s, and sellers are pricing with a sharper eye on reality. It is a more balanced market than we have seen in some time, and for buyers who felt outpaced in previous years, this spring feels noticeably different.

What the data is also showing is that the upper price ranges are where activity is strongest across every community.  In Pinetop, April sales at $500K and above jumped significantly compared to last year, and the median sale price for the month reflects that momentum at the higher end. In Lakeside, pending contracts in April are running about 50% ahead of where they were at this same point last year. Buyers at these price points are not hesitating. They have done their homework and they are making moves.

Inside the Torreon golf community, that picture comes into even sharper focus. Torreon homes are averaging just over five weeks on market and selling very close to full asking price, while the broader Show Low market averages closer to four months. That difference reflects something the data alone can't fully capture: a buyer who has already decided they want the golf course, the elevation, the pines, and the community. When the right home comes available, they act. 

For sellers currently on the market, the calendar is working in your favor. The White Mountains summer season is consistent and it is coming. Every year as the Valley pushes past triple digits, a motivated wave of buyers heads up the mountain. These are not casual lookers. They are people who have already decided this is where they want to be, and they arrive ready to make decisions.
