- Allocate money and time! You are going to need to reserve cash upfront for earnest money, travel, inspections and appraisals.
- Don’t be afraid to negotiate. In the world of real estate and in general, almost anything is negotiable. It may not be wise to lowball an offer on a home that is two days on the market with ten showings per day, however, don’t be ashamed to ask for what you want.
- Sit in the living room for a good moment. Do you feel at peace? If not, tell your agent you’re moving on to the next showing.
- Have some fun! Buying a home can be demanding but remember it’s just a ripple in the wave of life.
Valley based Realtor and President of the West Valley Women’s Council of Realtors; Angela Knott also offers these tips:
- Contact a lender and get pre-qualified. Even if you have excellent credit, you want to have a clear understanding of how much house you can afford and what your monthly payment will look like. Just because you qualify for a certain amount, doesn’t mean you’ll be comfortable with the monthly payment.
- Factor in HOA fees, taxes and insurance. These will add up and increase your monthly expenditures so it’s important to include them in your calculations. Oftentimes homebuyers look at homes first only to find themselves disappointed once they realize it’s not a practical or affordable option. Getting a prequalification eliminates this headache and any potential time wasted.
- Be specific with your wants/needs but also be realistic. Finding EVERYTHING you want in a home can be like finding a needle in a haystack. Focus on the must-have elements like the number of bedrooms, bathrooms, etc.
- As questions throughout the process. Realtors often offer a lot of information up front and buyers don’t always process all of it right away. Circle back on things you need repeated or explained. This is your process and the biggest purchase you will make in your life. You deserve to be in the know.
