You'll need a minimum 10% down payment, but most buyers put down 15-25% to secure better rates and terms. Second home mortgages typically run about 0.50% higher than primary residence rates. Lenders require 2-6 months of mortgage payments in reserves for both properties.

Don't forget ongoing costs like property taxes, insurance, HOA fees, maintenance, utilities year-round, and travel costs to visit your property. Factor in seasonal considerations and any special maintenance needs specific to your Arizona location.

3. Get Your Credit and Finances Pre-Approved Early

Second home lending is much more restrictive than primary residence loans. You'll typically need a credit score of 660 or higher, though 680+ gets you the best rates. Your debt-to-income ratio should be below 45%, including both mortgage payments.

The pre-approval process takes longer because lenders scrutinize everything more carefully. Government-backed loans aren't available for second homes, so you'll be working with conventional financing exclusively. I always tell my clients to get pre-approved before we start looking seriously - in Arizona's competitive markets, properties move quickly, and sellers want to see you're a qualified buyer.
